A common model that has evolved over time is to purchase those rehabs with the intent of holding - so buy fix rent.  

I use Evolve who also has that $1M liability coverage included with each guest.  

My concern evolves around rising interest rates.

I'm writing a story about how fix-and-flip financing has evolved over the last few years.

The taxes are pretty high & i assume it will rise in the future because the town is evolving still and it’s rising the Hudson county wave.
