This might not be a huge cash flow play, but recycling your capital (assuming all goes well) will allow you to buy more than one property with the $25k.4.

With interest rates elevated yet property values remaining resilient, finding cash flow with a reasonable down payment is an incredible challenge.However, the BRRRR strategy (buy, rehab, rent, refinance, repeat) makes sense for a lot of investors, as value can be created through forced appreciation (renovations) and capital recycled through cash-out refinances.

It’s hurt me.I would just take the win and then use your original investment capital and do your next deal and recycle that capital over and over again.Or better yet.

Aside from a reserve amount account, assuming that is where it needs to be anything above that is recycled into more rental properties.

I’m not sure I’m confident enough to do a full rehab yet but it might be the only way to recycle cash

Just FYI - Last weeks' BiggerPockets podcast with Chad Doty of 37th Parallel Properties was full of good, educational info in regards to markets, demographics, the current RE cycle, equity raising, the value-add strategy, and much more.

I need to recycle the funds and do it again :) It honestly cost too much to wait. 

Reason- if you plan to build over this in the future, recommend they go with Geogrid with minimal recycled concrete or recycled asphalt on top.
