Maybe the property is priced above actual value or it sits on a toxic waste site.In most cases there are no inspections done on owner financed properties. 

I've been sitting on the sidelines for a bit while working in tech and I moved back to Okc a year ago to get in the game and get more serious.

Does it actually get used, or does it just sit there?

Also noticed on the same street where I'm about to get a new build have rentals that's been sitting there for a while.My questions are:-are the price cuts in CS area and longer time on market for rent a sign that this is not the market for me to get into?

I just looked at a house I built in downtown Charleston  ( 20 F st ) I sold that for about 450 to 500k cant recall exactly  but i see it resold for 800 ish.. and that is a fairly recent sale I built it maybe 5 years ago or so..

Is the step up in basis for the property now sitting at what the house was worth at 2019? 

A few weeks ago, I marked down Memorial week to $169, and it still sits unbooked! 

Insurance quotes are coming in anywhere from 3500 to 4500 per Year and interest rates are sitting @%7.1.
