Regarding the pipes, I would push back on that as the seller given they're working now. 

My agent and lawyer and loan officer obviously are pushing to close fast. 

If the couple pushes back on this, do not move forward with them.

Also dont be afraid to push rents.

They may push but back down depending on the language in the contract.

There is a push by the Anchorage assembly to "License" STRs which will lead to restrictions of some kind within a few years most likely. 

The Vets who do find value in buyer representation can pay for it if they feel it's worth it, but I would imagine most won't and they'll just go to the listing Agent like people do in most every other country and it's probably going to work out just fine.90% of the time the buyer Agent is really just doing everything they can do to push the buyer to sold.

It sounds to me that the rep you were working with was looking to push a deal in, in hopes that it would an appraise for more.

We have a plan to push them through financing with a good lender that deals with this type of loan.
