Building permits, utilities, insurance, interest, dumpsters, porta pot, - it all varies with the project. 

I have a sublet living with me and he's taken to smoking pot in the house (a violation of my lease and the agreement he signed when he moved in).

The tenant has left everything behind in the property - furniture, tvs, pots and pans, etc.

There’s no reason at all to believe they’d leave voluntarily after a notice of non-renewal.

What is the "pot of gold" at the end of the rainbow for you? 

I just wish that people in your industry would DESIGN something more affordable, efficient, and reliable and SELL it to us voluntarily, instead of relying on big government to force us to buy.

So in theory I would probably only need to add slightly more to that pot to cover any potential hardships down the road incorporating a new investment property as well.Really appreciate your perspective and advice.

She voluntarily refunded her commission to me and I paid the balance of the bill and did not pursue the matter.
