Never heard of this philosophy.

It’s the 100% of nothing vs 50% of something good philosophy.

My philosophy: (Almost) Every investment property has a price at which it would be worth it for me.

So I didn't make myself "broke" by paying off my house....still got lots of other investments in stocks/mutual funds/IRA/401k etc etc...and I have 3 rentals .....so paying off my house is just part of my low risk aspect of my investments.....but far from the best investment return for that portion of my investments....I have zero plan to pay off my rental mortgages any quicker than necessary....my philosophy for my primary vs rentals is different.I have investments that have higher risk and potential higher rewards....and some that are conservative with much lower risk that don't return as well....its a balance.

I'd suggest taking some time to get to know the sponsors and understand their philosophies.

@Anastasia Jordan i don't know poop about Alabama tax law, however my philosophy is if the desire is to ultimately get the property, then I move as quickly as possible. 

I just jumped into this thread but here is my philosophy on renting to anyone.

I subscribe to the "no lead left behind" philosophy, but also recognize that philosophy needs to be executed by cheap labor.

Our philosophy, vetted investment opportunities, means we focus our efforts in locations and segments that have historically provided stability, and are currently undergoing above average economic and demographic growth.

Much of the decision you make is going to be based off your personality, your philosophy and what makes you feel comfortable.
