Hey @Myles Blackwell,Well I was the first of in my sphere to do an ADU from scratch, so we ended up over budget on the ADU (especially because the City changed some of their guidelines). 

If you hate paying taxes, one simply cannot ignore the MASSIVE tax benefit OZ's present as well as how they kind of force you to look at a project in a 10-year timeframe.  

Expand your sphere of influence, build the team to make the deal and set up the next one.

My experience: partners work best if there are specific spheres of influence, i.e. one guy funds the project and one guy does the work.

You seem to be the same business model as OZ and PANTHER.

You want to get your SOI (sphere of influence) typed up or written down and saved.

Create your sphere/CRM and fill it up with everybody and anybody that will give you their contact information (email, phone, mailing address, b'day, etc). 

It's amazing the feeding frenzy that occurs when the lending-sphere finds out you're trying to apply for one.

They keep telling me to rely on my sphere of influence (family and friends) but,my family is dead and I have only a handful of friends who struggle to pay rent and couldn't finance a Buick let alone a 600k house.This first year is gonna be long and hard,I hope it's worth it.Good luck to both of us.
