This way when I go to refinance I get optimal terms and leave no money in the deal. 

Additionally optimizing the site for SEO, I would recommend starting with a plugin like Yoast. 

I can then use the same system to dig deeper into those properties, getting history, comps, etc.Now, if you're talking about inbound marketing, you're talking about an optimized website where motivated sellers come to you.

@Tim Kaminski I don’t do either, but from my experience and what I’ve heard, I would recommend doing rent by the room in an expensive market and rent to section 8 in a less expensive market to optimize rental income potential

You have to know what lenders are lending on for the good loans,tenant type, and the location metrics the lenders are optimally looking for.
