This one is a big improvement because we'll gain a lot of space, a more "house-like" layout, and a garage, and a third bedroom!

I track the principal as a Liability account in Xero, and whenever I add it to a report, it always shows the current balance, rather than the change over the chosen time period (like with expense accounts).  

You didn't write how much 'sweat equity' you put into this place, but it was likely well worth it given the $400K cash out.

Seems like a hassle to remove cameras from inside every time a guest is coming.Outdoor cameras are good for near the front door but otherwise keep them out of areas people will gather or near pools/hottubs.I have the Eufy cameras (solar) near the door and Schlage Connect Z Wave locks.

I'm looking for the cleanest & most visible way to access payment history, see amortization schedule, tax documents, etc- much like bank softwares provide. 

First would be a low risk, lower return vehicle, like a 10 year interest only loan with some early refi penalties.

However, looks like there is a harsh line as far as what locals can afford and if you go over that, vacancy is high.Watertown, NY- I’ve seen many great multi-family properties in the low to mid 100s.

I’m hoping an eviction isn’t necessary, but would like to start preparing ahead of time.
