If you take the correct steps to address the existing mold, either professionally or DIY, and remove the source of moisture, then it should be good.

Due to the HERS requirement of spray foaming the basement along the rim/band joist, air flow was nearly non existent and with some moisture in the basement due to the old stone foundation, it became an issue.

The termite company said there was moisture (they did the moisture reading after they sprayed a whole can of foam, not sure if it matters) in the wall so it wasn't covered because there was no visible trace of termites on the soil outside (there is a brick privacy wall that butts up to the house).

Exterior will need $3-$4k, then once vacancies start, we will gut ceilings and address moisture issue in attic with venting, insulation, etc..
