I'd love to purchase a mobile / manufactured home but I don't have the money to pay all cash up front.If anyone knows of any financing programs for mobile homes with the lowest interest rates, please do let me know.

Some manufacturers started to build the walls with 16in on center just like site built homes which also made for better structure.  

Those clamps are the critical point, they must be applied square to the pipe, follow manufacture's instructions carefully and I bet you'll not have a problem.

I now work as a regional training manager for the largest roofing manufacturer in North America. 

You can also consider manufactured homes if the zoning allows.

Maybe new construction or purchasing some land and developing a manufactured home park would be in my future, but was was for sale last year made no sense, just cents LOL!

Long term, I'd like to move into more of a commercial portfolio-- storage units, large multi-families and Triple-net leased strip malls and/or manufacturing buildings in the Twin Cities.I'd like to weave this guy into my business from a right-hand-man ESOP (employe-owned) standpoint.

If accepted I'll remove the heap and install a new Manufactured Home for about 80-90k including demo, site prep, ancillary items i.e. decks, steps, shed, carport and patio cover. 

It is very dangerous and may cause a cave in due to high weight loads.2) This may void some manufacturer warranties.
