It’s gray area because you probably can’t prove who did what and who’s responsible - so in the end, it’s a question as to whether the PM should have handled it, or as the owner it’s your problem.

@Spencer Gray I was looking for 70+ units property which would allow us to have on-site management, but sometimes (I would actually say very often :-) you do not get what you want.

If it was outlined properly I'd suspect you'd be in the clear, but I'd still say you're in a gray area. 

I do a gray looking wood grain with a light gray wall and semi gloss white trim. 

If I move out, what is my best option to find another place for me to live - I won't be able to afford a down payment for a second duplex at that time, nor should I purchase a permanent residence in a Single Family Home, because that will be adding another mortgage without addition rental income, and I can't afford that.There is so much creativity and gray area in Real Estate investing and I am here to draw on everyone's past.

I really appreciate the feedback I've received here, especially to stay clear of any gray areas with the IRA.
