Looking for a real estate agent to assist with finding a single family home in Memphis that I can live in, rehab, and refinance to then invest in a single family rental property. If anyone has any recommendations, it would be greatly appreciated.

Jack Inman has sold me two houses and I think only deals with investors. Definitely should look him up. Found him through BP and highly suggest him.
