Private (hard) money might help with renovation but will be pricey.

If anything, I'm able to be a resource for them because I've read the entire book and have access to calculators here on BP to help them run analyses.

But if you build a solid team and do your homework, it can be extremely rewarding.If you’re interested, I’ve put together a lot of resources on the market that might help—happy to share.

(Doing this one well should help you with the following two.)The second would be to invest in your education on how real estate investing works.

A good agent will save you more on the transaction than they make on the commission by negotiating well and helping you avoid making expensive beginner mistakes (which I see all the time when people decide they don't need an agent or work with a cheap agent).

I am also active with Flips and own a few 4 plexes...Im a licensed NM Realtor would be happy to help set up a few searches, look at properties (Virtually as well), and tell you more about specific areas of town with the pro's and con's of each.
