I know it may seem harsh, but if tenants aren't made to respect the lease and/or property that you own, they have to go.

@Anna SmithWe manage properties with pools and I agree with @Jd Martin above and would add:We maintain professional pool service provided by the landlord that includes weekly service of chemicals etc.

It's harsh but that's the law. 

In this case, If the elderly couple is over 62 you only need to give 60 days notice of a rent increase, not 90.I know it may sound harsh and uncaring, but you need to think and act like a business owner.

I probably came across as too harsh with my comments because I have many years experience in construction and do my own inspections.

You need to come down pretty harsh on these guys.

And this is not to be harsh.

I know it sounds harsh, but it's 100% true.
