@Travis Timmons mentioned the live in flip, that's a better option if you need to recycle the money to scale. 

I don’t want to mess around with homeowner grade stuff from Lowe’s or whatnot, and am willing to pay a fair amount to start getting these under control  professionally. 

We are furnishing with contract grade quality and amenity heavy (game room/hot tub/murals/new paint/lighting and ALL basics needed to host a 5* stay so all bedding, kitchen items, bathroom items, linen and bedding as well as the labor for trades.

Only way around it is a cost segregation study which most investors rarely do for residential RE on a small scale. 

The cross collateralize those for your down payment on an investment grade deal.  

I don't recommend it for small scale.

What are some things I should consider with this deal that will help me scale my portfolio in the next few years?

You will get efficiencies of scale with chemicals and service calls.

It makes it impossible, impractical, and/or uneconomical to bring new units to market at any scale in these locations. 

I did the entire rehab myself so I have those skills, but I am looking for some help this time around to scale faster.
