I'm less interested in specific deals/properties, but rather I'd be more interested in setting a quarterly rate of return and investing by making general loans to the business. 

After some back and fourth I purchased the property for 174K with 3K seller concessions.  

The Fed hiked its rate by a quarter of a point--an amount that would be unimaginably severe in the mortgage world.

I'm think I might just hand them the total utility bills quarterly or monthly had have the tenants reimburse me after the fact, bad idea? 

But now they are making that a quarter... so who am I to argue.. with that route as well.At the end of the day I think its just simple math and the law of averages.. no matter what route you use to get there..

We are planning on purchasing first property in 1st quarter 2016. 

Specifics:  The space is a 11,500 sq ft comprised one fourth office and the remainder warehouse.  

We inspect our units semi-annually - quarterly for our student rentals - anything damaged we address promptly and invoice the tenant if they are responsible.  

However, the real estate market is showing signs of cooling in certain areas, and coupled with a likely 0.25% rise in central bank rates per quarter in 2016 alone, there is a likely chance that appreciation will slow considerably, and certain financing options might dry up between now and then.
