I have came across the 203k loan where the numbers might work better if I find a good deal but there is alot that comes with the 203k loan and I want to make sure I am heading in the right direction.

Find someone to jump into a deal with and "JUST DO IT"!

Love to keep relator out of it, but may need realtor to find a next deal for me as a duplex up to 4 plex on VA loan/owner occupy.

That way whenever you do find a deal you'll already have a list of buyers that are ready to buy and get a deal done.

Cashflow How did you find this deal and how did you negotiate it?

They find properties and approach Sellers and secure a price, then they seek out an end Buyer (you) and sell it to you at a higher price.

I just wanted to piggyback by saying you can still find those kind of deals, but like Nicolas was saying, it's probably going to be on the east side, in C- to D neighborhoods.
