If I pay and I win, I get title to the property, correct?

Two guests will be Argentina and they will celebrate a big win in the World Cup and leave the kitchen trashed for 2-3 days, or more. 

They don't bill for their time unless they win, but they do bill for court filing fees, postage, investigators, expert witnesses, etc.

In general home warranties suck...... the people they hire to "fix" the issue suck..... the job they do suck....customer service sucks.They band aid the issue at best and then charge you every time them come back and fix the issue again.If you run the numbers, you are often better off setting the $$ aside and paying straight up for any work needed.Every so often you will have someone that has it "pay out".... they replaced the 4k HVAC system etc..... its rare....like winning the lottery.The House always wins...... they make gobs of $$ because what they pay out is tiny compared to what they take in....that's how insurance works or no company would be doing it

I’ve actually been looking into reporting to credit agencies just because it seems like a win win for me and the tenants, it encourages them to pay so they don’t hurt their credit and helps their credit when they do pay.

That's part of the win in this lesson learned. 

But thats a win in my book given that supply of STRs has more than doubled over the last 2 years in Coachella.
