If the property is in an LLC, they can only sue the LLC which would be considerably less enticing.  

I would look at market and economy trends in the area.If the cashflow is good, it may be a good deal, but that doesn't mean it will be easy to sell down the line unless there is something more enticing to bring in more residents/ more demand/ more money. 

I search for "ADU" keyword, I found hundreds of entries but only as buzzwords to the enticing buyers (such as "potential ADU" blabla).
