@Sam Albert is right that visiting one or more local REIAs such as RIREIG in Warwick or Black Diamond REI in Massachusetts, is a great idea too.

I have my hands full with the ones I do attend plus I am a founder of Black Diamond Real Estate Investors.

If you've got the stomach for diamonds in the rough, there's a lot of upside.  

There are opportunities out there, just have to search for those diamonds in the rough.  

Not withstanding some great points that @Mike Cumbie just mentioned,   selling your home yourself is akin to Tiffany's selling a diamond ring at a garage sale.  

Median in Sacramento is like $300-325k so you're nowhere near the higher end of the spectrum unfortunately.But, you could definitely find some diamonds in the coal mine looking in C grade neighborhoods.

Adeiza Jatto My advice that I tell everyone on where to start is either :if you ski (or wish to ski), would you start on a black diamond or an easier slope ?

However, I am still interested in using webscraping and database analysis to find hidden diamonds in the rough.  

So today was a day of bad news... after finding a diamond in the rough which was a Duplex with minimum repairs (under a $1000) which would be just some cosmetics and new sheetrock repair.
