On a more common event list, would be hail, flooding and wind damage (trees esp.). 

Also, real builders/experienced developers will often have a true technician, i.e. a civil engineer, architect, real estate attorney et al at least glance at the property info to make sure there are no major red flags.

We have a tons of lots around here like the one you described, many of which can be bought for cheap and are not listed because there are just barely any buyers for such.

Let me tell you a little story, I bought a property about 40k-60k under what it would go for if listed on market. 

Having been in Austin for nearly five years, I've seen a significant increase in incentives for developers to build multifamily properties.

It was listed by a realtor that I previously purchased a small portfolio from and therefore had a good professional relationship.

The lists we pull are primarily LLCs, and Skip Genie, my go-to, does not skip trace LLCs.

You should list the property with an agent.

They have a wait list.
