The house looked super clean,  it even look it does not need painting.The biggest risk I have is dealing with the city and retaining the building without them demoing it.

I am currently looking into doing a demo/rebuild in Denver with around a $1M total budget. 

I want to be able to expose brick myself during the demo phase instead of after the 203k is closed out.

They'll let you demo it for a few weeks, I think. 

Demo and cap all utility lines etc, permits cost alone is 700 plus my fee, plus the actual repair, that's about 4,000 in costs alone. i am not sure what triggered it, it was probably the last tenant that was there, since there was an indication that he wasn't happy being kicked out, took the kitchen cabinets and ceiling fan, according to the owner.

What's the wall demo from?  

But for that price, I would be doing all the demo first and have the tub on site when the plumber shows up.Does this guy simply not want to do that job and so is pricing himself out of the work, or is that really what I need to budget for a simple tub install???

Unfortunately my last demo just yielded some hypodermic needles.

What I found was that those two perspectives are going to be like ying and yang.

Hated the demo of brand new installations and the waste.
