Been a custom builder/remodeler for 20+ years. 

When we initially stepped out from our custom home building business into the investing space we focused on long term rentals.  

The owner, Chris, is phenomenal and if it weren't for the way he views customer service and the culture of the company I'm not sure I'd have taken a position in this field.  

There are of course (sneaky) ways to inspect the property without tenant being aware of the sale discussion (posing as insurance agent etc), however I do not want to run this business in a sneaky way, and even create a perception of being scam-y or sneaky with the customers... 

What makes this particular property special is that it is in DC, which is a very expensive market by the way, and it has high end finish such as custom cabinets, marble counter top & hardwood floors throughout.

On the other side of the coin, if all things have gone well during the interview phase, the customer has to be willing to eventually make a commitment for the amount of time that salesperson has invested. 

I think all you need is a title company to close your transactions - no don't need an account at this time - most title companies have lawyers to close your transactions -You should make sure that you buy real estate at a giant discount - Understand the management process - learn how to be a good landlord - a tenant is a customer - the tenant is the person who will pay for your mortgage - treat them well.Find discounted real estate from landlords who find themselves in rent court -Start to deal directly with owners - I don't think you should depend on agents selling retail properties - you need to go under-ground for great deals -Tax salesPublic AuctionsRun print ads and radio commercialsInternet - 5 weeks ago I created an internet site - I have received over 200 leads - have 70 offers out there and 15 ratified contracts - learn those systems and you will do well.Expired listings - go knock on some of those doors - an expired listing is  FAILURE of property to sell - I am sure the sellers are not happy - go find them and solve their problems.Direct mail to commercial properties owners - commercial buildings can be  great profit center - when you advertise for real estate - signs - internet or mailings always advertise - WANTED REAL ESTATE - houses - commercial and non-conforming properties - all cash -as is - no commission.

A good vanity (BTW, very inexpensive to have custom-made at your local cabinet shop), top, sink(s), faucets, framed mirrors, and clean light fixtures.

This would require some great UX and design to communicate to customers effectively and avoid a high bounce rate but it isn't impossible.

Books I see on Amazon seem to focus more on operations, accounting and customer service.
