A lot of times, you'll see someone inexperienced with mixed-use buy a property, and then fill it with nail salons, check cashing, and cigarette stores (highly cliche, but useful exaggeration).

I got cold feet because the second floor tenant was a bit unkempt and didn't take good care of the property, and the first floor tenant was a heavy smoker.

His material online is where I got my pet and smoker fee ideas, and I had already planned to collect rent weekly, but read a lot of good stuff on his site about it, too. 

It also included levies on Uber rides, Airbnb stays and electronic cigarettes.

As far os guests hard on the home, I recommend screening for smokers and not allowing pets.

Other code requirements may include interconnected smoke/CO detectors, fire/smoke rated doors and a fire/smoke barrier separating the two units.

One thing to note is smokers are not a protected class.

Someone who smokes cigarettes will say things like "anyone can get cancer" or "I want to enjoy my life even if I die young".
