Hello all,Does any body have a standard assignment of contract for New Jersey.I created one such form from YouTube presentation, which I sent to may cash buyer but the good thing is it is not yet executed.One of the clauses in Assigment of contract says:2.

I'm sure there's tons of potential.I had a couple shots at hoarder type homes and I had to pass, could not see the floor and smelled dead animals.  

One was so vile in its smell I swear there was a dead human in there as I've been unfortunate enough to smell a decomposing human before, we all gagged and ran out while the students were milling about (drunk.)

An Assignment (AOM) is not the same as a Security Instrument (Mortgage/DOT) in body of law.

Understanding and negotiating commercial leases is a whole separate body of knowledge to acquire or hire.Depending on the terms of the commercial leases and the local apartment market I would build in a vacancy factor to the NOI.

It can be $100, $500, $10,000 whatever but if you don't decide they will.Your contract should have a specified inspection period on it too (10-30 days usually) and the closing time (14-45 days usually).Define these things or the seller is gonna smell that you are brand new and probably walk from the deal.

It will always smell of smoke to some degree.
