This may ruffle a few feathers, but IMHO Zinnsser BIN2 or Zinnsser 123 are much better coverall primers than Kilz.However, if you do not have any bleed through stains or knots (on wood) Zinnsser BIN/BIN2 or Kilz stain covers are overkill.

Any significant amount of  spilled water on them will ruin them, water getting though the joints to the "engineered" backing, swelling up.

If they don't like it they can move or require more of themselves to land a better paying job to get more of the things they want in life AND pay the rent.For anyone reading this if you are going to have the "conscious and bleeding heart syndrome" you DO NOT need to be a landlord as you will cause more damage to your finances and investments then you could ever imagine.

The 29' Crash, then Bottom 32' and Break even of 54' was a 25 year cycle to get back above water.The Japan collapse was slower(not a true crash) and it still is bleeding today as you mentioned 25 years later and still hitting lows.
