Also, if he's left any belongings, you'll have to check into proper procedures if your state requires storage for x days before you can dispose of anything, which in the states I'm used to is not required if they sign a release and turn over keys but is if they leave without notice.  

Just wondering would you need a bond and insurance for the belongings of others or just a liability/indemnity insurance policy for you and your employees.

If you don't pay the loan and foreclose the consequences to you would be long lasting.

@Casey MericleIf the IRA accounts belong to the same person or to disqualified parties, then no.Not sure why two non-related parties would agree to such terms, so it sounds like you are trying to shift money from one to the other and not likely possible.

check your state landlord tenant laws so you know what's required..Does your county have a landlord association that you could belong to .. they usually have forms for leases that are current and you could buy one that would work..and offer classes and help to landlords for advise.google residential lease for North Carolina.. and see what comes up..
