I do plan to reach out to lenders (have already begun with one but very preliminary), but was just hoping to get a better understanding of what makes up my DTI.

This will take some-time to happen and we do not see any indications showing that this has begun.

They have also begun the process of winding down their bond purchases.

My prediction is that it will remain a sellers market in 2021 however, the rate of appreciation will begin to slow down, which it has already begun to.

I have begun looking at DSCR, 10% Conventional, Investment property loans, etc.

I've been handling my own bookkeeping for years and every year, it's been getting more and more challenging as I've begun to accumulate additional real estate investment properties and other investments. 

I have begun and will continue to reach out to realtors in the markets surrounding Silver Spring, MD but finding a local community of people who are already farther along on this journey will certainly help me to find my way.
