We pay $520/mo but pregnancy or rehab (drug, alcohol) aren't covered and we have a $6k annual deductible.    

I recently bought a row house in Baltimore, MD, in NE Highlandtown on a somewhat "lively" block (lots of through traffic, regular drug deals, but also kids and people just hanging out and music).

Now walk a few blocks from that area, you get into areas where you wouldn't want to be at unless you are looking for drugs or prostitutes.

Primarily I try to stay away from gangs and areas with visible drug and prostitution activity.

I've heard many anecdotes about investment, but also just as many about drugs/crime in that area, as well. 

If the guest disturb your neighbors in the middle of the night with music or anything, or smoke, or drug or bringing prostitutes to your place, etc... there is no compensation and basically no penalty for the guests.

They'll inject more money into the economy, no different than giving a dying drug addict more drugs to keep them alive. 

It quickly became a drug den inhabited by homeless people who proceeded to literally crap all over the place.
