QuickBooks is trying to move people towards their online version.

Mostly, people like me who are interested in investing and have the dream version to learn.

Last version update was 3.5.1 on 10/19/2016.

I use a custom version of Utah's forms, since I invest in both states, just to keep it simple.

.)- Loopnet - the paid version, but it is expensive.

From there once you pass they print out a paper version of your license and you're free to sign with any agency.

I may have missed a detail here or there, but this is a pretty solid version of how it's done in my area. 

Short-short version: I'm curious about buying a small multi-family to house hack.

Yes, you can spend money on extensive renovations if you don't want to realize that income, or some version of that, and it may be advantageous to some very wealthy people with multiple healthy income streams and properties, but you should be extremely suspicious of that.

But until I am "host-worthy" I might as well network and find them because thats my version of fun.
