Desstani,Having access to $150K is a large chunk of equity and it can be spread over 2-3 properties. 

Depending on your equity position, you may not be able to access as much as you need/want to actually find another home. 

I would say this pitch would be far more attractive value proposition because most PM’s fail in these respects while most can login to a owner/tenant portal in 2024 and feel like they are getting instant access to communication even if that may not actually be the case. 

You may well end up having to pay for access or pay to get specific records.Title companies can help, too.

Then I discovered RHAwa.org which for $110 a year you get access to their attorney created lease agreements along with several addendums (bed bugs, crime free addenda, smoke free addenda, notices).

Normal utility access and road access.  

I would sell them to other investors who don't have access to these deals.
