I have been down the same road you are heading and it is important to make sure the cart is not in front of the horse. 

If they are not on the dark side they will provide bank statements, paystubs, military, SSN docs, tax returns, etc. if they get on their high horse and act insulted, move on.

Ideally I could go "straight to the horse's mouth" and talk to a real estate lawyer in my area, but I feel like a lawyer's time would be charged at a rate of hundreds of dollars per hour, if not more.

You don't know if you have any talent or if you're willing to put in the hard work to develop the skills necessary to be succesful.I hate to be so harsh, but you've put the cart before the horse.
