Cracks in the middle of rooms can be an issueWalls; look for cracking in the walls.Small hairline cracks a common and normally not a problem.Also small cracks above window and door openings are common.Larger cracks may be a sign of foundation movement or improper construction of the wall framing.Foundations; walk around the building to observe any apparent foundation movements.While not major problem in the area, this can be an expensive fix.Thousands of dollars.Others; doors and window not opening and closing properly.Several things may be the cause of this including foundation settlement and framing problems.

Large, transverse cracks are the larger worry, as they are more likely caused by differential settlement in your foundation (the soil underneath a portion of your foundation wall dropping, while the rest stays more or less where you want it - look for a "stair-step" pattern in your mortar joints), water trapping against (or worse, inside) the wall and expanding during the winter freeze cycles, or insufficient steel reinforcement - which is not uncommon with concrete masonry, particularly if the house is pre-1950s (ish).

You just never know what is going to happen, is the buyer telling you everything, did you miss some defects (heating, asbestos, roofing issues, title issues, zoning..... etc).The pressure you put on yourself is great, now that you made a decision to make an offer, you now have to perform, you need to know that the decision you made to buy a property comes with lots of details to get it from offer to settlement or assignment and pick up your check.We as investors expose ourselves to lots of personal obligations, making the deal work, confidence in our action, title work, financing, second stage negotiations and personal interaction with everyone associated to making your transaction work.Charles Parrish
