I like Palm Desert, Rancho Mirage, Indian Wells  and there are some nice areas in La Quinta as well. 

Buy a $350K range town home in Orange County to live and invest the rest in commercial real estate either in CA desert cities or out of state.

I'm not about to start trying to get down into McKenzie or Dunn county - its a cut-throat desert down there.  

After assisting in a lengthy foreclosure process, it looks like I'm about to receive a 33 acre plot of vacant desert in Phellan, CA from an old family friend.  

We are fairly new investors (house hacking in San Diego and single family in Palm Desert) and are interested in investing outside of California.

@Angela Hollis  hate to break it to you.. but land flipping was the first version of real estate investing.were do you think all the worthless West coast high desert land comes from..  

If you mess it up in front of the bankers, not familiar with the business type, UCC filings, etc. you have desert on your face and that bank will write you off, never to deal with them again.

(Says high desert?)

I would say for about the last year it has looked deserted driveway not plowed and over the summer the yard would be overgrown one day and cut two days later.
