I was interested in this deal because it seemed like a solid deal per pound in an very stable market.Montclair NJ has a mean income of 150k per household making it one of the wealthiest towns in the state.The asset is 35 minutes away from my apartment in Manhattan giving me and my investors comfort.1/3 of the partnership equity was provided by property manager and his family - something that always gives me comfort.the asset is 1 mile from Montclair state university How did you find this deal and how did you negotiate it?

need: vacuum,  microrags, a pound of walnuts, a box of baking soda and 8 ounces of olive oil. 1. clean the wheels on the vacuum and clean out filter then vacuum all the floors. 2. with microrags on your knees and a spritz NOT a dunk in water clean all the dust. 3. blend up 20 walnuts and rub them into the scratches with the grain. 4. 1 part baking soda 1 part olive oil go back over the scratches that still show on your hands and knees with paper towels (you can use the microrags but they won't come clean you will need to throw them away) 5. dust again with dry rags and get up all the nuts and soda - wear glasses to see all the crumbs.

they do all the foot work for you, they understand the market you are in and have built the relationships with the sellers of the assets.with that said, brokers want to sell you a deal. so be careful with what they are telling you.let them go out and pound the pavement and build the relationships and underwrite and find the comps. all you do is build a relationship with the broker.now for the broker to send you their best deals, they need to know that you are a closer, easy to work with and wont retrade all the time.i would be more than happy to discuss this further in depth with you

I could have said pound sand, but they did offer $11k over asking and was the highest offer so I decided to do $500 worth of stuff, including getting someone to bag up the ripped insulation under the house along with the 4 skeletons of racoons.
