If you have less than 3 investment properties and it gives you peace of mind to have a home warranty then keep it.

However, there is also a non-mathematical peace of mind benefit to paying off your debts.

It gives you a certain peace of mind, knowing that no matter what happens with the economy, your job, your health, etc. that no one can take your house from you and all you have to come up with is the taxes and insurance.

The operator is excited about the location of this facility because it's at the intersection of 2 county roads with good traffic, but it's set back on 33 acres in a very quiet, peaceful setting.  

Does anyone have advice on how to handle this peacefully? 

It would be better to buy a finished home and have a peace of mind than to jump into the unknown.

I could easily put together a 50-100 page lease with everything that I COULD think of - but have to keep it reasonable for tenants.The other clause that would typically take care of this could be a noise clause saying that tenants can't disrupt the peaceful enjoyment of the property for others.

Still working on knocking out the rentals, and feeling more at peace and relaxed all the time.
