I live 30 mins south of Nashville and our property values have shot up over the last 5-7 years or so and finding a duplex in my city is gonna run at least $250,000 and I notice property values are much much lower in Chattanooga which will give better cash flow and higher ROIs (even though the rents are cheaper).

I flew from Nashville to Tx to LAX with Delta on Nov 18 and then back Nov 23 with a direct AA flight.

My parents recently decided that they would retire by cashing out on all of their properties in San Diego and purchase rentals in Nashville.

I've gone through the data on AirDNA, MashVisor, etc. and the data points to the less common markets such as Nashville, UpState New York instead of major markets like South Beach.
