Do you have a property condition form that the tenants filled out...or dated photographs/video tour?

After getting 5 quotes (the cheapest to tent was $2,400), I decided to buy a can of the termidor foam on Amazon for $30 and treat it myself after watching a few youtube videos.

I have not seen discussion on school taxes on the videos I've watched about analyzing properties.  

My father is in the real-estate game and with the previous experience I got, I've realized that this is definitely something i enjoy and would like to pursue.For the passed 3 months I have been concentrating on increasing my real estate investing knowledge daily through books (7), many podcasts and articles as well as youtube videos.

I have a lot of pictures, and videos of everything that was not finished or done well.

That being said, I have no experience in real estate outside of the articles and videos I've read and watched from BiggerPockets.

You can A spend hours and hours on the web watching hour and a half long videos, be clueless of where to go, get sold a training that costs 5k plus (for information that you can learn on the web for free if you look hard enough, bigger pockets,crinoline, youtube, google, reitipster, ..the list goes on forever.

After years of being in the buy and hold side of real estate investing, I finally was a genuine 'Wholesaler"It happened after years of reading about it, watching the video's  and then going back to read again with the same question, reflecting my fear and confusion of "what is it again to be a 'wholesaler?"

Brandon has done a video covering this, but I am interested in hearing what you guys have to say.
