The lender I use has never had a delay in 30+ transactions and the only time they do have a delay is because the client hasn't provided the required info or they miss signing their CD 3-4 days before close.

@Bryan Hancock Also I defiantly think this regional as well.1 million in certain markets for low value asset players can go a long way.in our markets here in Oregon and yours in Austin that's one house maybe 2 .. at least new build specs.and in most of the bay area or better parts of LA its one if your lucky Same with high dollar east coast or north side Chicago etc.

I want to buy an investment property in Claremore OK that is a mobile home on an acre of land, cost $8,000 (I will cover the closing cost) with a monthly rent of $800.My pitch to my investor was that I would borrow $8,000 from them like a CD for two years.They lend me the $8,000, in return I give them a 10% a year return on their money for two years.

@Ahmad Hijazi prey is a little strong... but there is no question that CA investors are market makers all through out the mid west and turn key venues. with out them the real estate would not be worth even whats its worth today it would only sell for what a local investor is willing to risk on cash flow basissee my famous thread " 2% rule kills Values" 8 pages of thoughts from most of the top players on BP
