Walmart is building a meat distribution center and Panasonic just broke ground on an electric vehicle battery plant.

None of these may be a disqualifier in and of itself, as in the case of felonies, but if you tell me you belong to the three-pack-a-day club or did 10 years for assault and battery of your next-door neighbor, there's a reasonably good chance I'll have a better applicant to select than you. 

We do state in lease tenant is responsible for alarm batteries, light bulbs, and filters, but even then, we'll bring some with us when we come in case they haven't done it.  

Our touch screen locks ran out of batteries in the middle of stays multiple times.

The sump I installed had a 120v alarm with battery backup that required annual service performed by the company under the installation warranty.

Mine is battery powered, I set it myself for every guest and it has a backup key in a lock box. 

I also state that our property managers will be reaching out to them in the following weeks to set up times to replace batteries in the smoke detectors and other basic maintenance.

Typically I provide them with a mini-gift basket of the necessities; light bulbs, batteries, $25 Lowes gift card, cleaning supplies and air filters. 

@Aaron LandsYou've probably already done this but consider putting up signs.Consider also putting very visible fake cameras to save the money on the camera options.We have used a solution called SWAN smart camera (Menards product) which has motion activation and you get about 1, maybe 2 weeks of use on the batteries.
