If you look outside city limits make sure you do some research on the septic system, your lot size, if you even have room for a backup field , the ability to replace septic is becoming a real issue statewide. 

So it's up to you if you want to go through the hassle of the court system, then probably going through the process of garnishing wages.  

I saw an ad for EverSeal offering a 50-year warranty for their flat roof system.

I totally don't mind investing in systems and know-how, and really liked the presentations and reasoning of their model, but the guy who called me on the phone was from the Negation School of salesmanship or something, wasting far more time than is polite in an effort to prove to me that I'm NOT a good fit!

Or a full on hvac system with ducts.

I did not have your mentality at 21.I'd say you are headed in the right direction with the strategy you are considering - househacking.You'll be able to use a low-down payment option, learn to manage properties, create systems for managing maintenance projects, have your tenants pay most or all of your mortgage,... the list goes on.There will definitely be hurdles but like you said...you'll make it work!

At this point, there is no documentation required - meaning you're basically on the honor system here as it pertains to accreditation.
