I've done all the different closing styles I think there are, Embassy, US Lawyer who notarizes in Tokyo, POA, and now remote closing.

Account Closed mentioned, when you get the contract from the seller, you can record it so this doesn't happen, but make sure it's notarized, since many counties won't allow un-notarized documents to be recorded.

Without it, you would have to take action yourself if this were to happen.I'm pretty sure you have to have it notarized, but I'm not 100% certain on that.Personally, I think it's not necessary. 

His valid point here is this -The county, for tax purposes, is using 1600sq ft as a baseline. his reply to me was this"the county/township may have approved it as a 3 unit, and whether they realize it or not, are not taxing it correctly.

No matter how hostile this divorce was you need to work with him, he will need to provide his income paperwork and be notarized.

What rate, LTV, and what not are you offered? 

Our long time sole master plumber gave us a notarized letter stating that our plumbing is sound and no repairs were done in our home during this billing period.

Talk to your realtor to find out if having a notarized copy of the lease would help. 

I type up a deed, get it notarized and recorded.
