Our hang-up right now is that we are having a hard time finding consistent investments.

I don't want to wait because right now great deals are hard to find and are getting swallowed up right away so you can't wait on those.

You won't be rehabbing 50+ unit apartment yourself when you scale up, right?

Can you put a property under contract without the funding lined up right away with the intent of bringing in a private investor to fund the down payment?

People are usually adverse to meet up right away but will do a brief call on the phone typically.

I want to make sure I set things up right for tax purposes.

I hear that if you write the contract up right you can make the sale of the property contingent upon getting 2-3 other people involved to purchase 2-3 acre tracts each upon closing...is that even possible and how would you even find these partners?
