If they aren't experienced doing this, you will waste your marketing dollars  to bring in leads for them to drop the ball.Sure it helps if they're personable and good at speaking with people, but this job is more about listening for clues on what drives a person to sell and whether they are truly motivated.If you haven't fielded calls yourself first, then you make sure you gain this skillset first before outsourcing because this is such a critical position, hiring someone unsuitable would not be good for your deal pipeline.Good luck Corey.

Per ORC, a condo is created by a "Declaration" (see ORC link I posted) and the "Condominium instruments" include an owner's method of ownership in "common elements" and an owner's method of management which is the "Unit owners association".

One was a single woman who was a Music Therapist at the same hospital I worked at; she owned some expensive instruments and frequently left on weekends to attend different festivals; would some take (but not all) of these instruments.I told her fine; she paid for the installation; it was done professionally and she gave me the code in the event that I had to enter for a repair when she wasn't home.Ironically there's never been an issue of any break in in any of the houses where these tenants have put in security systems.They often do forget to shut these off but it's fairly easy to disconnect them after move out.Gail

The owner of this house agreed that the conditions are unsafe and unsuitable to make this a viable rental house.At least a form of resolution was somewhat reached.

If his lifestyle involves a fleet of limos to attend weekend parties, private jets to get around, trips to Vegas to roll the dice etc.. that would affect what avenues and instruments you look at.At 59 though, he may be slightly risk averse and not want to bungle his life savings.

I understand that lenders usually wouldn't allow them to refinance if there are two people on the title and only one on the mortgage because if they did their security instrument would only cover 50% of the property.
