If you’re still sorting through your taxes, it might be worth running it by your accountant. 

If by selling this great deal you are just paying down your principal of the home then it wouldn't make any sense because your payments would stay the same.

If they do not respond, then they do not get access, and their belongings are legally "abandoned" by them.

@Omar Fernandez - you can start by reaching out to some attorneys, NYC is an attorney city so you'll have to get an attorney involved (who usually orders the title search). 

Those that are actually good, get called upon/mailed/emailed an obscene amount by other investors.

Some landlords also use escrow accounts for added security and transparency, especially if required by state laws.

I have around 8k saved up and my goal by the end of the year is to close on my first rental property!

We run into this especially at out parcels in grocery anchored centers, and our users generally can't make a ground lease work for the business case so the next best thing does tend to be the BTS or we often do Reverse BTS deals where the majority of the building design and management etc is done by the tenant. 

Pick one that is improving, homes being renovated and flipped, vacant storefronts being turned into cool coffee shops etc.Good luck.
