I hope your MIL sees your side of the argument because I've seen things go very wrong as 2 year timelines tend to double,,, especially if you make a mistake with drawings/permitting.Another issue is there is a surplus of rental supply currently and rents have been steadily coming down in JC/Hoboken last 6 months or so.Best of luck!

If you are honest and can perform, a single bigger investor can supply you all the work you could handle.

And sure, if you can print money to pay them off, you'll get paid, but what will those dollars be worth when they have to flood the monetary supply (M2) to make investors whole?

Leaning that some guests feel entitled to taking random items such as rolls of paper towels, toilet paper, cleaning supplies upon departure with the notion that the unused items are complimentary since they paid for their stay.
