In the process of doing my research I found out one of the current tenants is a registered sex offender.  

The goal of the Fair Housing Act is to ensure “no person shall be subjected to discrimination because of race, color, religion, sex, handicap, familial status or national origin in the sale, rental or advertising of dwellings, in the provision of brokerage services, or in the availability of residential real-estate related transactions.†With respect to people with disabilities, the Act serves to: * Give people with disabilities opportunities to choose where they want to live; * Assure that reasonable accommodations and reasonable modifications are made so that a person with a disability can secure and use housing as fully as a person without a disability

There has been no mention of race, religion, national origin, sex, age or marital status.

I don't talk to people about politics, salary, sex, or religion because all of those topics piss people off.

My clients from AU to China have decided that a new home is "the way to go!"

As far as vetting an area, we like trulia's crime map.. also, just analyze the current rental markets, where there are A TON, is often a bad area... and check the sex offenders list, that shows a bad area where rental qualifications are low.  

This is the best setup in AU for this kind of investment.My question is, since we will be receiving money here in the US from this investment, do we need to setup an LLC to receive the funds as an extra "layer"?

You combine criminal, sex offender, credit, eviction and our tenant watch report along with employment history etc. and now you have a good set of data which you can use to cross reference and connect the dots to validate anything your applicants tell you on their application.This research or use of historical information to make an informed decision is crucial to helping us all identify the type of tenant(s) we are looking for to rent our properties.Hope this helps and I did try to keep it short but this was the best I could do.Jeremiah Stephen

In fact, I could argue that becoming a Catholic Priest does in fact destroy the possibility of ever having a child (since they don't have sex)...so maybe being a priest is wrong!

My opinion of Realtors that dress for an apparent sex apeal seem to me to be lacking knowledge of business and attempting to make up for it by befriending a client or drawing attention personally.
