One particular item was wood rot at the base of a corner post of the carport (basically like a built-on garage that was never closed in).

All it does is raise the HOA & put more of an already financial strain homeowners thru higher HOA's.Then you gotta deal with liability. 1 builiding in our condo burned down due to an owner having a candle on the bed that caught on fire.

While a simple one-shot LLC deal probably wouldn't raise any red flags, there are definite limitations on soliciting for new Members who would rotate in and out, as this would technically be.

I'm not in the Big Bear market, but @Sarah Block I keep three sets of sheets per bed, and three sets of towels/hand towels/wash cloths in rotation.  

In fact my friend said that the lady in Safety Harbor with two big houses, sleeps in the one that is currently empty as her rotating crash pad.

There are so many of these around my area, i am thinking of doing a 3 city meeting rotation, so i can get as much information on what investors are looking for.

I started ownership too late last year to be part of the student rotation therefore full occupancy took a while.

Now - you can leave 10%-15% rotating.

This makes much more sense to me assuming it doesnt put a strain somewhere else. 

I also build investment duplexes, and that would put a strain on you, as there are alot of choices to make when building a house.
