Slowly getting burned and ready to move onto something else.Even though the business itself does not take up too much of my time as I am a huge fan of creating systems, it is quite stressful due to employee turnover and the never-ending race to have quality employees to service our customers.The way I see it I can keep churning on and start investing in RE on the side and keep the business and its cash flow until I see some money coming in from REI, or sell the business for $150-200K and use that money for funding more deals.I have read most Rich Dad Poor Dad books, The 4-hour workweek, The E-Myth Revisited and have listened to dozens of episodes of BP podcasts.

Oops, hit post on accident - planning the spruce it up as best I can for now with a mold remover and soap/water scrub and then revisit in the spring.We have a solid list of folks interested, already, so this area/house still seem to work for our niche - fingers crossed that all will go well!

I've seen this happen time and time again.So in conclusion I will say that yes, MHP's and/or resident owned MH's can be a good investment if you really take the time to do your due diligence and have the wherewithal to spend the $$$ and the staying power to hang around long enough to revisit your investment capital and then generate some ROI and appreciation.

Otherwise, some book recommendations:- "E-Myth Revisited" by Michael Gerber- "Rich Dad, Poor Dad" by Robert Kiyosaki and Sharon Lechter (this provides a more foundational perspective on money)- "Cashflow Quadrant" by Robert Kiyosaki (further builds on the "Rich Dad, Poor Dad" foundation)- "Set for Life" by Scott Trench- "Long-Distance Real Estate Investing" by David Greene (I'm currently about half way through)- "The Book on Managing Rental Properties' by Brandon Turner and Heather Turner- "The Miracle Morning" by Hal Elrod
